We hope you have enjoyed living here. To help us end our relationship on a positive note, we're sending you this move-out letter, which describes what we expect you to do before moving out, and includes our cleaning and repair requirements. This letter also explains our procedures for returning your security deposit.

Basically, we expect you to leave your rental unit in the same condition as when you moved in, except for normal wear and tear.

To refresh your memory on the condition of the unit when you moved in, I've attached a copy of the walkthrough checklist or inventory you signed at the beginning of your tenancy. I'll be using this same form to inspect your unit when you leave.

Specifically, here's a list of items you should thoroughly clean or repair before vacating:

vacuum Vacuum carpets and rugs (shampoo if necessary)
mop Mop kitchen and bathroom floors
walls Clean walls, baseboards, ceilings, and built-in shelves
kitchen Scrub kitchen cabinets, countertops and sink, cooktop and oven -- inside and out
refrigerator Clean the refrigerator, inside and out; empty it of food; turn it off; and leave its door open
bathroom Clean the bathtubs, showers, toilets, and plumbing fixtures
doors & windows Remove dirt, smears, or stains from doors, windows, and window coverings

If you have any questions as to the type of cleaning or repairs we expect, let me know.

Please don't leave anything behind -- that includes bags of garbage, clothes, food, newspapers, furniture, appliances, dishes, plants, cleaning supplies, or other items that belong to you. If we have to dispose of these items, we will deduct the cost from your security deposit.

Please be sure you have disconnected phone, cable, Internet, utility, and other services; canceled all newspaper subscriptions; and sent the post office a change of address form.

It's our policy to return all deposits either in person or at an address you provide after you move out, following state security deadlines and rules for doing so. If we deduct any sums from the security deposit -- for pastdue rent or because the unit is damaged or not sufficiently clean -- we will explain them in writing.
