In the Real Estate Transactional practice group, our attorneys have extensive knowledge and experience in real estate acquisitions and dispositions, financing, leasing, development, and zoning and land use matters involving land, office, retail, restaurant and mixed-use income producing and development projects, as well as single and multi-family residential properties, including condominium and common interest communities. Our attorneys represent and work with private and public sector stakeholders, developers, lenders, tenants, architects, builders and general contractors, providing insight and guidance through the myriad of issues intrinsic to a successful real estate project or transaction. We negotiate annexation, zoning, development and economic incentive agreements, we advise on the creation and use of special districts, manage the application of permits and other entitlements, negotiate leases and purchase and sale agreements, and monitor and manage use restrictions and other covenants, conditions and restrictions to enable our clients to maximize the value and opportunity of their commercial real estate assets.
Alan D. Sweetbaum is the founding shareholder of the law firm of Sweetbaum Sands Anderson PC. He founded the law firm in 1994 and has grown the practice from two lawyers to its present size. Mr. Sweetbaum has been practicing law continuously since 1983. He practices in the area of commercial and civil litigation and specializes in handling all types of litigation affecting real estate. Mr. Sweetbaum also handles bankruptcy, foreclosure, receivership, quiet title actions, construction defect and mechanic's lien litigation and title insurance litigation, including defense of bad faith claims. He represents individuals and companies both large and small. He has handled numerous appeals in Federal and State courts, many of which are published opinions having significant consequences in the business arena. Mr. Sweetbaum lectures frequently on various real estate, title insurance and litigation issues. He is frequently asked to be an expert witness on various legal matters. For many years Mr. Sweetbaum was the host of several radio shows on KOA radio and KTLK radio in Denver. Jon F. Sands is a Shareholder of Sweetbaum Sands Anderson PC. Mr. Sands practices in the area of civil litigation including trials, appeals and arbitrations. His particular areas of emphasis include insurance coverage, bad faith defense, insurance defense, professional liability defense, construction defect, title insurance and real estate, unfair competition and trade secret protection, and general commercial litigation. Brad Ramming practices in the firm's litigation department and is the firm's principal shareholder responsible for client matters involving construction oriented litigation. In addition, Mr. Ramming has extensive experience respresenting defendants in toxic tort litigation, including cases involving, mold, asbestos, radioactive materials and other contaminants alleged to have caused bodily injury and death.
Mr. Ramming's construction law practice is related to the defense of builders, developers, contractors, subcontractors and design professionals, including architects and engineers, in construction related lawsuits. Mr. Ramming is regularly involved as lead counsel on Colorado's largest and most complex multi-family construction defect trials. In addition, Mr. Ramming also assists business and individual clients in evaluating and prosecuting construction related claims.
Mr. Ramming has arbitrated and tried cases involving the priority and foreclosure of mechanic's liens, actions against landowners, single family construction defects, commercial construction contract disputes and insurance bad faith. He has acted as lead and co-counsel on numerous jury and court trials as well as many arbitrations under the auspices of the American Arbitration Association and the National Association of Securities Dealers.
In law school, Mr. Ramming was a member of the Moot Court Trial Advocacy team and Moot Court Board of Governors. He continues to work with young adults by regularly participating as a panelist in state sponsored Moot Court competitions. He is rated "AV Preeminent 5.0 out of 5" by Martindale Hubbell, and was recognized and honored for inclusion in "Super Lawyers" by Law and Politics Magazine in 2009 and 2010. Geoffrey P. Anderson joined Sweetbaum Sands Anderson PC as a Shareholder in January, 2011 and continues to practice in the areas of real estate and commercial litigation and real estate transactions representing individuals, and companies both large and small. Mr. Anderson has extensive experience in complex civil litigation including commercial contracts, real estate title matters, quiet title actions, title insurance (including defense of bad faith claims), construction defect and mechanics' lien litigation, mined land reclamation issues and enforcement of security interests. He has developed a particular emphasis and expertise in the areas of road and access law Mr. Anderson has represented clients on appellate matters before the U.S. Court of Appeals for the Tenth Circuit, the Colorado Supreme Court and the Colorado Court of Appeals. Mr. Anderson has also practiced in the areas of bankruptcy, debtor-creditor relations, and foreclosures, and served as a Chapter 7 bankruptcy trustee in 1986-1987.

Thomas L. DeVine, Jr. is a Shareholder and member of the firm's civil litigation group. Since joining Sweetbaum Sands in April, 2010, Mr. DeVine has focused his practice on the representation of clients in all types of commercial and real estate litigation, with an emphasis on representation of contractors, subcontractors and others in the construction related industries. Mr. DeVine's practice is based upon extensive courtroom experience, representing clients and handling trials in Colorado State and Federal Courts, including appellate matters before the Colorado Court of Appeals, Colorado Supreme Court, and Tenth Circuit Court of Appeals.
