Purchase and Sale: At PackardDierking we assist our clients with each step of the purchase and sale process, from initial negotiation and drafting of a letter of intent to completion of post-closing items. We have broad experience with purchase and sale agreements, due diligence, title and survey review, conveyance documentation, and other closing matters.
Commercial Leasing and Management: We represent commercial landlords and tenants in the negotiation and drafting of leases, subleases, lease assignments, estoppel certificates, subordination non-disturbance and attornment agreements, and other lease-related matters. We act as general outside counsel to a number of office parks and shopping centers, assisting them with day-to-day leasing and management matters. We also represent many corporations and businesses in connection with their leasing and facilities issues.
Real Estate Finance: Our lawyers represent both lenders and borrowers in connection with commercial mortgage transactions, ranging from acquisition loans to construction loans to permanent loans. Our experience includes traditional bank loans, life insurance company loans, and securitized loans. We also assist our clients in obtaining and structuring equity and debt-equity hybrid investments to finance their projects.
Zoning, Planning, and Entitlements: We have experience representing developers and property owners in connection with all types of development approvals, zoning, and other land use matters. We have a hard-earned reputation for our ability to obtain favorable entitlements from some of the most anti-development jurisdictions in Colorado. We also have broad experience with growth-control legislation and affordable housing measures that may affect development.
1031 Exchanges: Attorneys at PackardDierking are proficient in tax-exempt exchanges of real estate under Section 1031 of the Internal Revenue Code. In addition to handling dozens of routine 1031 exchanges, we have experience with reverse, title holding, improvement, ground lease, and other sophisticated exchange transactions.
Keirstin K. Beck has a transactional practice that focuses mainly on land use, real estate and business. Her extensive land use experience includes representation of landowners and developers in all aspects of the entitlement process including negotiation of annexation agreements, development agreements and vested rights agreements as well as acquisition, disposition and leasing of real property. Keirstin's true passion is assisting her clients in complicated redevelopment projects that involve challenging land use and financing hurdles. She has substantial experience negotiating public/private partnership agreements, includking TIF, sales tax sharing and other economic incentives. In addition, Keirstin possesses unique knowledge of alternative financing options for complex transactions, including New Markets Tax Credits, EB-5 financing and PACE. Her innovative approach has yielded positive results to provide strong community support for projects. She obtained a B.S. from the University of Oregon and a J.D. from the University of Denver. Keirstin enjoys spending time with her family, yoga, skiing, hiking, running and biking. She is a past director of the YMCA of Boulder Valley, and the Denver Children's Home. Prior to joining the firm, she practiced at Otten, Johnson, Robinson, Neff and Ragonetti P.C.
