COMMERCIAL REAL ESTATE

Our firm has wide-ranging experience in all aspects of the commercial real estate market and provides our clients with pragmatic advice concerning the purchase, sale or leasing of commercial, industrial and residential property. In an area that is extremely time sensitive, we pride ourselves in providing prompt, proactive and personal service in every commercial real estate transaction.

Over the years, we have represented both buyer and seller; landlord and tenant; and borrower and lender. Thus, we fully understand all sides of a transaction, and this experience leads to smoother transactions involving:
Vacant land purchases for commercial development
Financing
Developed Property purchases and sales
Commercial leases
Commercial landlord-tenant issues

Our real estate clients include owners/developers, businesses that wish to expand to a new location, commercial and residential property management companies, and mortgage lenders. We have special expertise in all landlord/tenant matters, including lease negotiations (both on behalf of landlords and tenants), and evictions. We have tremendous relationships with title companies, thus allowing quick turn-around times and smooth resolutions should any issues arise.

We also provide legal advice to businesses in the construction industry. Our attorneys have wide-ranging experience in the negotiation and preparation of construction contracts and in the perfection of construction liens. Together with our commercial litigation attorneys, our real estate attorneys prosecute bond claims, construction lien claims, and Michigan builders' trust fund claims.

We work closely with individual developers, construction companies, out-of-state attorneys seeking local counsel to handle their clients' real estate needs in Michigan, and in-state attorneys in need of a specialist with regard to a complex real estate matter. At Jacob & Weingarten, we provide our clients with sound legal advice that enables them to make sensible business decisions

Steve Schubiner

STEVEN P. SCHUBINER, a founder of our firm and its current President, has a unique broad ranging practice. Steve heads our Business Structures And Transactions practice (with a special expertise regarding the acquisitions and sales of businesses, and in the representation of skilled nursing facilities and businesses which provide services to skilled nursing facilities) and heads our Commercial Real Estate practice (where Steve has over the years been involved in development projects ranging from shopping centers to office buildings). At the same time, Steve is a creditors' rights specialist, who (in addition to his representation of secured lenders) has traveled throughout the United States representing the interests of large national manufacturers in the food and health and beauty products industries.

Steve is considered the quarterback of our firm. In addition to his transactional practice, Steve, as part of our teamwork approach, is involved with and oversees complex litigation and bankruptcy matters. Steve's involvement ranges from the development of strategies to the review and editing of briefs. We believe that adding a business and transactional perspective to litigation provides value to our clients. Likewise, being intimately involved with disputes allows Steve to better protect our business clients in the structuring and drafting of the original transaction.

Steve received his law degree in 1982 from Wayne State University Law School where he graduated cum laude. Steve was an editor of the Wayne Law Review, which published his article: Freedom of Information Act Agency Under No Duty to Retrieve Wrongfully Removed Records, Wayne Law Review, vol. 27, Spring 1981. Steve is also a Wolverine, having graduated from the University of Michigan in 1979 with an undergraduate degree in economics.
Steve has been given the highest rating of "AV" by his peers in connection with a survey done by Martindale - Hubbell Law Directory. AV means very high to preeminent legal ability - very high general recommendation.
