Real Estate
Florida Real Estate and Homeowner Association Counsel
Commercial real estate transactions - buying, selling or leasing an office, industrial or retail building or property - are among the biggest and most important steps businesses take. Such deals are always complex, with their mix of financial, regulatory and management issues. Whether you are a developer, investor, financial institution, management company or commercial establishment anywhere in the state of Florida, Powell, Carney, Maller, P.A. understands the right way to usher your real estate deal from negotiation to closing.

Handling every facet of the transaction:
Based in St. Petersburg, our attorneys can handle every facet of real estate transactions through the complete life cycle of each transaction: land use approvals, title and survey work, groundbreaking, construction, leasing, management and sale. Clients rely on us to successfully complete all types of commercial real estate transactions, from condominiums and apartment complexes to office buildings, retail shopping centers and commercial developments. We provide the same high level of title, construction and closing services to individual homeowners.

Understanding your financial needs:
Borrowers and lenders in virtually all types of real estate loan transactions turn to us for quick, efficient service on secured mortgage and consumer loans. Both lenders and borrowers also value our advice to resolve loan problems, including defaults, workouts, repossession, foreclosure and receivership. No matter what side of the financing table you're on, our experienced lawyers provide good work and service at a reasonable cost.

Closing the deal:
We are approved title agents and work with many major title insurance companies on residential and commercial closings. Our skill set includes underwriting title insurance commitments and policies for transactions and coordinating title exams throughout the state.

Counseling homeowner associations:
Because we know how homeowner associations (HOAs) work, as well as how the law affects them, our firm brings a practical, down-to-earth approach to community association law. We counsel associations on the business and governance issues that regularly arise in everyday operations, including the collection of delinquent assessments and setting up effective collection policies that eliminate or greatly reduce delinquencies. We also have the skill to enforce covenants and rules by combining negotiation with courtroom persuasion, and to resolve neighbor problems using mediation, arbitration and other alternative dispute resolution methods.
