Our Real Estate Land Use group prides itself on the wide breadth of issues and situations in which counseling and advice have been provided, from interfamilial transfers of the homestead residence to aiding a family member in need of assistance to multiparty regulatory approval, acquisition, financing, and development of mixed use projects of significant value. In contrast to the prevailing trend of relying exclusively on email to conduct business, which often has the negative effect of distancing the attorney and staff from their client, our group extends personalized service to our clients in the traditional manner of in-person meetings. Residential Transactions
Our group remains firmly committed to dedicating a significant portion of its resources to the representation of individuals and families in the South Florida area relative to the sale, acquisition, and financing of single family residences, condominiums, and cooperative units. In keeping with this objective, the group provides advice and representation in the process of negotiating and preparing purchase and sale agreements, closing services, functioning as the closing agent, and issuing title insurance.

The group interacts with buyers, sellers, condominium, cooperative, and homeowner's associations, real estate brokers, taxing authorities, mortgage lenders, both first and second, and all other entities in order to coordinate an efficient and successful residential closing.

Construction and Development
Since the dawn of the 20th century, South Florida has experienced the exciting and frustrating dynamics of economic development. The leading element in the upward cycles has been real estate development. This has resulted in this group providing increased counsel and advice to some of the most significant developers and institution lenders in the South Florida area. Clients have relied upon the expertise and extensive real estate law experience of this Boca Raton group to aid them in the achievement of their strategic goals in regard to:

Leasing
The group has devoted significant time to the representation of clients in lease transactions involving both landlords and tenants throughout the South Florida area. These projects have involved ground lease situations and office, retail, and industrial properties. Very specialized knowledge of real estate law in Boca Raton (and beyond) has been gained in relation to the structuring, development, and leasing of university affiliated research and development parks through our representation of:

The Master Developer of the Florida Atlantic University Research and Development Park in both Boca Raton and Deerfield Beach and

The Treasure Coast Education Research and Development Authority in Fort Pierce, Florida, which is the governmental entity developing a university affiliated research and development park on the Fort Pierce campus of the University of Florida and adjacent property of St. Lucie County, Florida.

In both instances, the structure involves a lease from the Trustees of the Internal Improvement Trust Fund to the Authority, a sublease by the governing Chapter 159 Authority to the Master Developer, subleases to various subdevelopers, and ultimately to the various end users and space tenants. These transactions and the financing at every level have afforded a unique exposure coupled with the corresponding skill set to address each aspect of these uncommon lease transactions.

Condominiums, Planned Unit Developments and Mixed Use Projects
One of the marked features of the South Florida community since the founding of the firm has been the ubiquitous presence of residential condominium regimes. The history of our group has paralleled this development. We have extensive experience in the development and establishment of condominium regimes, the turnover of the association, and unit closings. Similar experience has been gained relative to Planned Unit Developments and Mixed Use Projects, which often involve the condominiumization of all or portions of the projects.

Education & Experience
Mr. Osborne was born in Greensboro, North Carolina and received his B.A. from the University of North Carolina, Chapel Hill in 1980 and his Juris Doctorate from the University of Florida in 1983. He is board certified by the Florida Bar in Wills, Trusts and Estates and is admitted to practice in all courts in the State of Florida, the United States Supreme Court, the U.S. District Court, Southern District of Florida, and the United States Tax Court.

Community Involvement
Beyond his professional work as a Florida estate attorney, Mr. Osborne is a firm believer in giving back to the surrounding community. He has previously served on the Board of Trustees at St. Andrew's School (Chair of the Committee on Trustees, Vice-Chair of the Board of Trustees); served on the Palm Beach Executive Committee for Wachovia Bank; served on Lynn University's Board of Overseers; served as Senior Warden, Sunday school teacher, Chair of the Endowment Committee, and member of the Capital Campaign Committee at St. Gregory's Episcopal Church; served on the Board of Directors for the Children's Museum of Boca Raton, Florence Fuller Child Development Center, and BLOCK (an auxiliary support group for The Children's Place at Home Safe); and is past President of the One Hundred Club of South Palm Beach County.

Family Life
Being family-oriented and a "people person" by nature, Mr. Osborne is naturally well-equipped to deal with the challenges of effectively transferring assets from one generation to the next and astutely handling all issues that may arise in this process. Robert I. MacLaren, II

Robert I. MacLaren, II, known as "RIM" to all, is a third-generation South Palm Beach County Floridian who devotes his practice to real property and land use related issues.

Honors & Awards
For his extensive service to the Boca Raton Historical Society, Inc., in the acquisition of both Town Hall and the Railroad Depot, Mr. MacLaren has been recognized by The Palm Beach County Bar Association with its Pro Bono Award.

Memberships
Mr. MacLaren is a member of the Real Property, Probate and Trust Law Section and the Environmental and Land Use Law Section of The Florida Bar, the Real Property, Trust and Estate Section of the American Bar Association, and the Palm Beach County Bar Association. He has served as Chairman of the Grievance Committee and as a member of the Real Estate Committee of the Palm Beach County Bar Association, lecturing frequently at the Annual Real Estate Committee Seminar.

In 1969, he received a Bachelor of Arts in Latin American Affairs and in 1972, a Juris Doctorate from the University of Florida. He is board certified by The Florida Bar in real estate.
Mr. MacLaren has substantial experience as a South Florida real estate attorney, having worked through every phase of the real estate asset cycle. This foundation permits guidance, advice and representation to be provided in a wide range of matters and particularly those of a unique nature. As an example, Mr. MacLaren has represented the two broadband cable entities that brought submerged cables ashore in and to Boca Raton and, early in his career, successfully argued a "homestead" case before the Florida Supreme Court that established one of the guiding principles governing homestead descent and distribution in Florida.

Through his desire to help clients achieve their project goals, Mr. MacLaren has developed an expertise in representing clients involved in the development and operation of university affiliated research and development parks. He was the South Florida real estate attorney who represented the Master Developer of the Florida Atlantic Research and Development Park, which has become one of the most successful research and development parks of this type in the world and serving as the General Counsel to the Treasure Coast Research, Education and Development Authority in the establishment of the Treasure Coast Research Park on the campus of the University of Florida in Fort Pierce, Florida.
The more traditional elements of his responsibilities as a South Florida real estate attorney involve the conveyance and mortgage financing of real property at all levels. As part of his desire to remain involved with the people of this community, in addition to significant commercial and institutional clients, he makes certain that a substantial proportion of his practice as a South Florida real estate attorney is dedicated to residential conveyances and mortgage transactions. Admitted to the practice of law in Florida in 1995, Amy J. Fanzlaw is a Florida elder law and estate planning attorney who focuses her practice exclusively on wills and trusts; estate planning; nursing home, Medicaid, and long-term care planning; guardianships; disability planning, including special needs trusts; asset protection, wealth preservation, and business succession planning; and estate and trust administration and litigation.

Marguerite B. Bell

A Florida Estate CPA of Osborne & Osborne, P.A.

Marguerite B. Bell has been a resident of South Florida since 1971. She has worked in both the public and private sector as a certified public account. In September 1996, she joined the law firm of Osborne & Osborne, P.A., as a CPA, specializing in estate and trust taxation; fiduciary and guardianship accounting; and elder care.

Prior to joining the firm as a Florida estate CPA, Ms. Bell graduated from Florida Atlantic University in April 1990 with a Bachelor of Business Administration degree and passed the Board of Accountancy exam to become a certified public account in April 1992. She earned the designation of Certified Specialist in Estate Planning from the National Institute for Excellence in Professional Education in 2001.

As a CPA, Ms. Bell works closely with attorneys in estate and trust tax planning, Medicaid planning elder care. Having a CPA that specializes in Florida estate and trusts on staff allows the law firm to offer our clients a more complete and comprehensive service.

Maureen Healey Kennon

Master of Law in Estate Planning at Osborne & Osborne P.A.

Maureen Healey Kennon P.A. merged her firm with Osborne & Osborne P.A. on July 1, 2013 after twenty-two years of operating her own successful legal practice in Boca Raton.

Education and Experience
After graduating with Honors from Northwestern University, she attended the University of Notre Dame and Loyola University Law Schools receiving her Juris Doctorate in 1974. In 1979, she received her Master of Law in Estate Planning from University of Miami Law School. She practiced in Chicago at the law firm of Tenney and Bentley and became a Partner in their Trust and Estate practice area.
In 1983, she moved to Florida and joined the Broad and Cassel, Boca Raton, Florida office and became Partner in charge of Estate Planning and Probate until opening her own firm in Boca Raton in 1991.
